A new hotel project at The Lake District is offering fresh indications that the long-anticipated mixed-use development in Lakeland may be regaining momentum.
At its March 12 meeting, the Lakeland Municipal Planning and Design Review Commission approved a site plan for a four-story, 121-room Hilton LivSmart hotel. The development is slated for approximately 2.35 acres at the northwest corner of The Lake District.
According to Hilton, the LivSmart concept is designed for extended stays, featuring studio-style suites equipped with full kitchens, along with convenient access to on-site fitness and laundry amenities.
Lakeland Planning Director Paul Luker told the commission that the city is beginning to see renewed activity within The Lake District, signaling a potential turning point following years of financial uncertainty tied to the project.
That renewed interest follows a recent transaction involving Trilogy Investment Co., a Georgia-based investment and development firm, which recently purchased nearly 20 acres previously planned for the Willows Townhomes development for just over $6.7 million. City officials view the acquisition as another positive step toward revitalizing the area.
The LivSmart brand is continuing to expand nationwide, with multiple locations planned or currently under construction. However, at present, only one hotel is open, located in Tullahoma, Tennessee. Project representatives indicated that many additional sites are in development and that the Lakeland property is expected to serve as a flagship location for the brand.
If completed, the hotel would become only the second operating hotel in Lakeland. In recent years, the city demolished two aging properties—the former Econo Lodge and Relax Inn—following ongoing crime concerns. Currently, the Super 8 Motel, located at 9779 Huff N Puff Road, remains Lakeland’s sole operating hotel.
No construction timeline has been announced at this time for the proposed project.
