Another 98 units coming to Railyards in South End as project enters second phase

After a development handoff last year, construction will soon resume on one of the largest recent housing developments in Concord.

Phase two of the Railyards is expected to break ground on May 1, adding another 98 units in just under two years, according to developer Dick Anagnost.

“We’re just waiting for our building permits,” Anagnost said. “We’re going to be able to finish it off. For us and the town: mutually beneficial.”

The Railyards proposed to build a total of just under 200 units of affordable housing in a cluster of nine buildings in the south end, just off South Main Street on Langdon Avenue.

The first phase, 98 units at income-restricted rental rates, was completed in early 2025. When then-owner Dakota Partners hit financial stumbles, however, it put the second phase on hold.

Anagnost, known for workforce multifamily developments in the Manchester area, bought the project last summer, noting he would continue with the project as it received city approval.

Construction on phase two is expected to last about 20 months, he said, with units coming online as buildings are completed – as was the case with phase one.

Current units at the Railyards are fully leased with a waiting list, he noted. “The demand was pretty high.”
