The three-month rolling average price of a home in Winnebago, Boone, and Ogle counties increased to a new record high of $242,241, which is a 7.9% increase from the September 2024 average of $224,406. This is approximately $20,000 more for a home, according to the NorthWest Illinois Alliance of Realtors.
According to CEO Connor Brown, this is the fourth straight month of record-high home prices.
“Continued price growth over this long period, despite economic uncertainty, highlights the affordability and value Rockford homes still represent, and as a result, a steady market demand. The biggest challenge in our housing market is the number of houses for sale, compared to the number of people who want to buy,” he said.
Inventory is down 7.1% from the 410 homes available in September 2024 to 381 in September 2025.

A new ranking from the Wall Street Journal and realtor.com in October put Rockford at the No. 2 housing market in the United States, with Rockford consistently ranking as a top market for the last 18 months.
Brown said the national spotlight has drawn a significant number of new buyers from outside the Rockford area, who are drawn to an easier pace of life and the lower cost of living.
The average fixed-rate 30-year mortgage was 6.35% in September, according to Freddie Mac data.
