Luxury Ritz Sky Mansions win Doral industrial site use

A new multi-use luxury residential building, Ritz Sky Mansions, is slated for construction in a prominently designated industrial area in Doral.

Located at 3285 NW 107th Ave., the proposed eight-story, 69-unit luxury condominium building plans to take up approximately 5 acres of parking lot field where an Aloft Hotel and the Element Hotel already exist. The project is also to feature 5,000 square feet of offices and structured parking, modern architectural design, bike racks, landscaping, pedestrian walkways, and public art, and also house parking for the existing hotels.

“The property is surrounded by parcels that are designated industrial use, although the site has never been used for industrial purposes and has historically been an island unto itself,” said William Riley, who was representing Ritz Sky Mansion’s developers, Eurocon, during a March 11 Doral council meeting. “Staff recommendation that the area occupies a transitional position within a rapidly evolving development pattern that includes both industrial and residential uses. So, we really designed the project around traffic circulation being a priority.”

The total first floor, which includes the two hotel components that already exist, would have about 450 parking spaces on-site, well-defined pedestrian pathways, landscaping, and seating areas that will encourage walkability and provide safe, attractive connections throughout the site and the adjacent properties, Mr. Riley added.

“It’ll also promote the public realm enhancements that the city land use plan and zoning code mutually promote, which is the inclusion of civic space around the project, public art installations, and upgraded landscaping,” he said. “This creates a high-quality public realm that fosters community engagement and supports placemaking.”

The project is also allocating about 44% of the site to landscape open space, exceeding the minimum requirement and contributing to environmental quality, stormwater management, and visual appeal, Mr. Riley continued.

“We conducted a traffic study and found the project will generate only 28 and 40 net vehicle trips during the morning and evening peak hours, respectively,” he said. “We will not affect traffic and are well below the code’s density limits.”

The Ritz Sky Mansions condominium design and development project was approved by a majority 3-2 vote by the city council.
