Lakeland is seeing some recent momentum at The Lake District following a newly announced real estate transaction.
Trilogy Investment Co., an investment and development firm based in Georgia, has purchased the nearly 20-acre townhome property formerly known as Willows Townhomes for just over $6.7 million. The site sits on the back portion of the mixed-use development and will move forward under a new name: REV3 at Garner Lake. This announcement follows additional developments at The Lake District this week, where construction has begun on a new dedicated office space for the Shelby County Sheriff’s Office (SCSO) and the City of Lakeland’s Parks Department.
Plans call for 109 three and four bedroom townhomes built specifically as rental properties. According to project documents, the homes will range from approximately 1,657 to 1,866 square feet. However, Emily Harrell, Lakeland City Manager, said that might not be the case. “Although the property recently changed ownership, the approved development plan remains entirely unchanged. Each unit will be situated on a single-family lot and constructed in strict compliance with the originally approved design guidelines. The new ownership has disclosed an initial strategy to lease the townhomes to ensure the economic viability of the project; however, their long-term objective is to transition the units to owner-occupied sales. Additionally, any proposed name changes remain unofficial, as the parcels are still legally platted as Willows at the Lake,” Ms. Harrell said.
Six units were originally completed in 2022 by the previous developer, Yehuda Natanel, and were initially intended for individual sale. Trilogy plans to renovate those existing townhomes and integrate them into a possible rental-focused vision for the community.
Construction on the remaining homes is expected to ramp up this year, with the first residents projected to move in by late 2026.
Although this will be Trilogy’s first “build-to-rent” development in Tennessee, the company currently operates 19 similar communities across the country, including projects in cities like Austin, Phoenix, and Atlanta. Lakeland is now listed among the company’s active communities on its website.
