Barnes & Noble To Relocate New Jersey Store to Livingston Shopping Center by 2027

Barnes & Noble inked a lease at Livingston Shopping Center. The bookseller will abandon its spot at Livingston Mall sometime between mid-2027 and late 2027. It’s taking over 24,740 square feet where Buybuy Baby once operated.

Kite Realty owns the Route 10 property. Tenants there include Nordstrom Rack, Ulta Beauty, World Market, DSW, and TJMaxx.

“Barnes & Noble is a highly sought-after national retailer, and their commitment to Livingston Shopping Center underscores the strength of this location and the long-term vision for the property,” said RIPCO Executive Vice President Steven Winters, according to NJBiz.

“Route 10 continues to be one of northern New Jersey’s premier retail corridors, and we are excited to welcome a brand that serves as both a retail anchor and a community destination for Livingston and the surrounding area.”

RIPCO Real Estate brokered the deal. Winters worked with RIPCO Vice Chairman Brian Schuster and Executive Vice President Mike Horne on behalf of the landlord. VanRock CRE Principal Marc Palestina represented Barnes & Noble.

A company spokesperson said the shift lets them debut a store with their updated design. “We are excited about the relocation,” the spokesperson added.

The chain has rebounded after store counts dropped for more than 15 years. It has opened over 100 new spots across the country in just two years.

Back in 2008, the company peaked at nearly 730 stores. Today? It operates more than 690 locations nationwide, with 22 in New Jersey.

Several stores in the state have moved in recent years. Paramus got a new one. So did Union and Clark.

The enclosed Livingston Mall struggles with empty storefronts and fewer shoppers. In 2024, the township declared the 43-acre site an area needing redevelopment.

Since that decision, the township has run meetings with community members to imagine what comes next for the property. Officials held a week of sessions and workshops with residents in March 2025 to build ideas that will guide the official redevelopment plan.
