The county extended the sale to add market exposure and participation. The auction had been scheduled to close Aug. 28.
The courthouse, at 73 W Flagler St., is listed on GovDeals with a minimum $35.41 million bid. A $100,000 bid deposit is required.
The 28-story courthouse occupies a full city block and contains about 265,000 square feet. When completed in 1928 it was called the “tallest structure south of Baltimore.”
The building was designated a local historic site in 1985 and added to the National Register of Historic Places in 1989. Historic protections were expanded to part of its interior in 2020. It became available after court operations moved to the Osvaldo N. Soto Miami-Dade Justice Center at 20 NW First Ave.
The online auction launched July 29 and drew attention. Frank Borowski, a business client development manager with GovDeals, told Miami Today in August that the listing had gotten nearly 50,000 views and visits. He said development buyers globally had contacted GovDeals with questions about the property and indicated an interest in bidding.
Zion Mass, CEO of MASS Construction, told Miami Today last week that a boutique hotel with restaurants and a high-end penthouse could be a strong reuse of the courthouse. He said its floor plates and floor-to-floor dimensions make it particularly compatible with a hotel conversion.
The auction follows an effort to sell the property locally to GFO Acquisitions LLC, led by Russell Galbut. The county commission ultimately ended negotiations and directed the administration to prepare the courthouse for auction.
The updated auction is to close at 5 p.m. Sept. 18. The county said any publicly available results will be posted on the auction page and communicated by the county.
