Jimmy John’s to relocate, add Baskin-Robbins

National ice cream shop Baskin-Robbins is coming to Sioux Falls, joining Jimmy John’s in a new location.

The sandwich shop, also part of Inspire Brands LLC, is moving farther south on Minnesota Avenue, to the space recently vacated by Caribou Coffee at 2300 S. Minnesota Ave.

It will gain a drive-thru window by leaving its current location at 1904 S. Minnesota Ave. and allow space for a co-branded store with Baskin-Robbins.

For Baskin-Robbins, it marks a return to the Sioux Falls market after being gone for decades. The ice cream chain first opened in 1975 at The Empire Mall.

Today’s Baskin-Robbins is still known for its original “31 flavors” concept with a menu that includes shakes, sundaes, custom cakes and other treats.

“When the space hit the market earlier this year, we immediately had several quick-serve restaurant concepts that looked at it,” said Ryan Tysdal of Tysdal Commercial, who brokered the deal. “Drive-thru spaces can be challenging to find in the central part of the city.”

The high-profile location on Minnesota Avenue made the space attractive to many potential tenants, he added.

“Minnesota Avenue is one of the only thoroughfares that spans the entire city, north to south. Plus, proximity to universities and several large healthcare providers made the site desirable,” he said.

Construction work has started, with Jimmy John’s and Baskin-Robins expected to open later this year. The deal brings a full lineup of food to the retail center, which was built on the site of a former Burger King and includes Big Poppa’s Pizza and Ramen Fuji.
