A Minnesota Avenue retail building is going through some tenant changes.

Nyberg’s Ace owner Kevin Nyberg and his son, Erik, bought the property on the northeast corner of 40th Street and Minnesota Avenue. It includes the space for the company’s Dakota Workwear store.

“The building came up for sale, and we saw the opportunity,” Nyberg said. “If you drive by, we love the sign exposure because you can’t miss it, and the other thing that’s important is our warehouse is in the back of that building, so it just ties into our whole facility so nicely.”

Dakota Workwear itself is moving from the southeast corner of the building to the former Johnson Fitness & Wellness Store in the northwest corner.

“It gives them more display space, and we can tie into our corporate office for storage,” Nyberg said.

The business specializes in workwear for men and women, including coats, jackets, work boots, hats and gloves. Brands include Carhartt, Ariat, Muck, Rocky and Danner.

There’s demand from many industries, including construction businesses, manufacturers and multifamily operators, Nyberg said, adding that there has been no impact from Carhartt opening at The Empire Mall.

“We truly focus on workwear,” he said. “We carry the largest selection of FR (flame-resistant) clothing in town, and it’s amazing how many businesses are now requiring FR.”

Dakota Workwear also sets up online stores for specific businesses, allowing employees to order workwear.

“It’s gone over really well,” Nyberg said. “The employee clicks on the website, and we order and deliver.”

Dakota Workwear would like to be in its new space by May 1, he said.

Longtime tenant Resale Living will be taking over the Dakota Workwear space.

Sondee Schlenker started the business in 2011, and her husband, Marlin, joined her as a volunteer when he retired.

The business will be rebranding with its move as Lifestyles by Resale Living “because we have such a variety of pieces,” Marlin Schlenker said.

“We’re an upscale consignment store. We consign new and gently used furniture.”

Inventory ranges from items originally sold at Montgomery’s and DeWitt Designs to Target.

The new space is “going to be a fresh look,” Marlin Schlenker said. “It will be completely different than what we have.”

The store will go from one window to six, “and I feel like that’s going to be wonderful,” Sondee Schlenker said. “It’s going to be a whole new look and a different vibe.”

Merchandise typically turns over every four to six weeks. The plan is to wait until the new space is remodeled and then move everything over in a few days — hopefully in early June.

“We’re not intending to be closed if we can help it,” Sondee Schlenker said.

The new space will include an art gallery, which Marlin Schlenker oversees, an area for rugs and a design room.

“Everything is so mixed — contemporary, early American, farmhouse, coastal — so having a designer on hand helps incorporate some of the pieces,” he said.

In addition to selling in the store, the business gets calls from customers across the U.S. based on its social media posts.

“In the last year, we’ve had more new visitors because of word of mouth than we’ve had the past three years,” Marlin Schlenker said.

Nyberg’s Ace corporate office and Nyberg’s Ace Handyman Services will backfill the Resale Living sale. Alterations & Tailoring by Lee & Company will continue to be a tenant.

“And then everybody is happy to know that Alterations by Lee is staying,” Nyberg added. “She’s got a huge following.”
