Bloomingdale in Passaic County led the state at No. 3 with a median listing price of $489,675. Middletown in Monmouth County wasn’t far behind. It snagged the No. 6 spot with a median of $645,000, while Oak Ridge in Passaic County landed at No. 11 with listings at $555,750.
North Haven, Connecticut, and Fairport, New York, held the top two spots, per NJ.com.
The rankings weigh listing views, days on market, and price momentum to measure buyer demand. Remote work and hybrid schedules keep commuter towns humming, while housing inventory shortages shove buyers into markets they used to skip.
Chatham ranked No. 17 with a median listing price of $1,743,750. Westfield came in at No. 23 with a median of $1,174,440, and Montclair landed at No. 78 with listings at $1,322,000.
Towns at the lower end included Sewell at No. 39 with a median of $423,750. Swedesboro hit No. 38 with $434,950. Newton came in at No. 43 with $437,250. These areas offer entry points for buyers squeezed out of pricier ZIP codes.
Other towns making the list were Mahwah at No. 14, Nutley at No. 19, and Bridgewater at No. 27. Wayne grabbed No. 40, Ringwood took No. 46, Cherry Hill landed at No. 61, Haddonfield at No. 73, and Caldwell at No. 79. Basking Ridge, Marlton, Matawan, Hopatcong, Keyport, Bloomfield, Flemington, and Wharton also appeared in the top 100.
Listings in these ZIP codes are moving fast. High listing views per property and low median days on market boost their hotness scores. The state’s real estate strength comes from limited inventory compared to buyer demand, with low property turnover in areas boasting strong school districts.
Marlton ranked as the second hottest housing market in the country last summer.
