Bloomington Mayor Kerry Thomson’s announcement of a planned 170-room boutique hotel in the city’s Trades District drew a wave of criticism on Facebook, where many commenters said the project underscored Bloomington’s disconnect between economic development priorities and the city’s worsening housing affordability problems.

The city announced Wednesday that Bloomington and Chicago-based Alluinn Development completed a land purchase for the four-story hotel at Rogers and 10th streets. According to the city, the project will include 170 guestrooms, 5,500 square feet of meeting and conference space, ground-floor restaurant and retail space, and a public rooftop bar, with construction expected to begin this summer pending final permits.

But on the mayor’s Facebook post promoting the development as “big news for Bloomington’s future,” many residents questioned why the city was celebrating a hotel project while many working people struggle to afford housing. Several commenters responded with variations of “we need affordable housing,” while others asked why Bloomington needed another hotel at all.

“Just what Bloomington needs! A boutique hotel. Meanwhile, working people can’t even afford to live here,” one commenter wrote. Another said, “We just want affordable housing,” while others questioned whether the project would benefit local residents or mainly serve students, visitors and wealthier outsiders.

Some of the criticism focused on the project’s branding and purpose. Commenters mocked the description of the 170-room development as “boutique,” questioned what was “trades” about the Trades District hotel, and raised doubts about demand outside major university events such as football weekends and graduation.

Others used the post to press the administration on broader concerns, including homelessness, infrastructure, tax breaks, traffic, water supply, and whether city-backed land sales and redevelopment deals are doing enough for existing residents. One commenter asked whether the developer bought the land at market rates and whether tax incentives were involved, while another questioned what tangible benefit the project would provide to current Bloomington residents.

Not all reaction was negative. A smaller number of commenters welcomed the project, praising the rooftop bar, calling it a “great addition,” or arguing the hotel could support convention business and future activity tied to the Trades District and convention center expansion.

Still, the dominant tone of the public reaction visible on the mayor’s post was skepticism, with many commenters portraying the hotel as another example of Bloomington favoring upscale development while residents continue to demand affordable housing and more direct investment in local quality-of-life issues.
