New brunch restaurant to open this spring as east-side retail center seeks additional tenants

A new national breakfast-focused restaurant is about two months from opening in an east-side strip mall that has space for more retailers.

The building at 5712 E. 18th St. is in the center of the Dawley Farm Village development.

Over Easy will take about half the building, or about 4,600 square feet, and will offer a modern diner atmosphere. It’s being brought to Sioux Falls by The Attic Restaurant Group, which has The Attic Bar & Grill on East 41st Street, the adjacent Ass’ociates & Co., The Attic West on West 12th Street and The Gruff Plates + Pours in Brandon.

Over Easy was founded in 2008 in Phoenix and has grown to 18 locations.

The Sioux Falls restaurant will include a dining area and bar that will seat 130 customers. A patio will have room for 40 people.

The plan is to open in mid-May and start hiring about a month before, operating partner Genna Terveer said.

She estimates the need to hire about two dozen full- and part-time staff. The restaurant group discovered Over Easy while looking for a breakfast concept to bring to Sioux Falls, she said.

“It’s a scratch kitchen making a lot of their own food, which made us very interested in their concept,” she said.

A lack of similar restaurants on the east side, combined with easy access from Veterans Parkway, made the location appealing, Terveer said. It’s also near the Glo by Best Western hotel at Dawley Farm and the east-side Active Generations.

Over Easy will be open from 6:30 a.m. to 2:30 p.m. daily and will include a lunch menu of sandwiches, salads and burgers in addition to a wide range of breakfast entrees.

The remainder of the building has nearly 4,500 square feet, which can be divided into two spaces.

“I’ve had a conversation with one tenant that said it could be a good option,” said Raquel Blount, vice president of commercial real estate for Lloyd Cos., who has the space listed for lease. “They’re currently on the west side, and it would be a good east-side location.”

The shell is nearly built out and is “pretty much enclosed,” Blount said. “It’s not going to take long.”

The retail center is some of the only available space at Dawley Farm Village. Blount also has the former Kidtopia location for lease.

According to information from Lloyd, Dawley Farm draws more than 7.6 million annual visits, with a 5 percent annual growth rate.

”Traffic is up, and I think everybody is doing well, and they really like all the new road infrastructure,” Blount said. “It’s really poised right now to take off, and it’ll be really nice when the construction is done through the intersection (of Arrowhead and Veterans parkways). That will help a lot. I just think there’s more opportunity for the east side.”
