Two restaurants to fill first building of east-side retail development
A Little Caesars location and a new restaurant with roots in Greek cuisine are coming to the east side of Sioux Falls.
They will fill the first of two buildings being planned at 5801 E. 41st St. in the Harmon Crossing development on the southwest corner of 41st and Veterans Parkway.
It will be the fifth Little Caesars in Sioux Falls for franchisee Mike Littlefield. Additionally, Littlefield is bringing a location for Opa Time restaurant, which he acquired from its founder in Sioux City last year.
For Little Caesars, the east side holds “a ton of rooftops,” he said. “Little Caesars is a rooftop business, not necessarily a destination business … and I think that area desperately needs more places. I think it’s a home run location.”
Opa Time was founded by someone who was from Greece and then retired. It features a 100-year-old tzatziki recipe, Littlefield said.
“I’ve always been a big fan of that store … so when he was looking to sell, I took it over.”
He revamped the menu to continue the restaurant’s signature gyros but also to include fresh-smashed burgers and Philly sandwiches.
“We try to make everything quick-service,” Littlefield said, adding that he envisions two or three locations in Sioux Falls.
One restaurant will flow into the next within the building, he said.
“So there’s open seating between the two,” he said. “We’re going to cut open a big entryway. … It’s going to feel like a big lobby.”
Littlefield is a co-owner in the development with developer Caleb Veldhouse, principal of Veldco.
“Mike was the main driver for the development as he was looking to expand his operations to the east side of Sioux Falls,” Veldhouse said.
“Little Caesars pizza and Opa Time provide stability for the project and will have peak traffic during typical mealtimes. Ideally, we can fill out the remaining available space with a mixture of health/beauty and professional service businesses that have a steady stream of traffic throughout the day.”
The second building is listed for lease with NAI Sioux Falls through Bri Kacmarynski and Marcus Mahlen.
“This location is ideal for businesses serving the dense east-side apartment population and increased summer baseball traffic,” Kacmarynski said.
“Convenient concepts for parents during practices or tournament days would perform well, making this a highly desirable site given the surrounding multifamily housing, established neighborhoods and ongoing baseball activities.”
The second building will include a drive-thru option and totals about 5,500 square feet split between three spaces.
There is an option for another restaurant as long as it doesn’t duplicate offerings in the first building.
Structuring the development as two buildings with smaller retail spaces “we think improves leasability,” Mahlen added. “I love the design of the two buildings. … I’m excited for it.”
The plan is to finish construction of the first building’s shell by this fall, build it out over the winter and open the restaurants by spring of 2027.
