A New Jersey City Now Matches Beverly Hills With $4.35M Median Home Price

The median price of houses in Alpine, New Jersey, has surged to $4.35 million. This puts the town on par with the famed 90210 zip code as the nation’s 13th most costly area. Property Shark’s yearly study shows a striking 31 percent jump from $3.32 million in 2024.

“They don’t want the average home,” said Attilio Adamo, a real estate agent with Serhant New Jersey, according to NJ.com.

“Their homes require attention to detail … and size — size always matters, along with every amenity.”

The town’s appeal stems from its two-acre plots and swift 35-minute commute to Manhattan. “That’s why a lot of the high-net-worth clients are moving to Alpine,” said Denise Albanese of Christie’s International Real Estate.

A grand French chateau on Rio Vista Drive sold for $17.7 million last month. At 25,700 square feet, this mansion, known as Chateau de la Roche, set a new state record for the past three years.

Another striking property lists at $24.75 million. The 21,000-square-foot residence, owned by Avraham Tahari of Elie Tahari fame, shows off eight bedrooms with high-end imported touches.

For nine years out of ten, Alpine has stayed New Jersey’s costliest zip code. Deal briefly took first place in 2022. Now Deal ranks second in the state and 22nd in the U.S., with typical prices at $3.55 million.

Property Shark’s top 100 included five more New Jersey spots. Stone Harbor claimed spot 57 with $2.55 million, while Short Hills took 69th at $2.415 million. Avalon secured position 75, showing $2.36 million.

Allenhurst made its first showing at 93rd place, with houses going for $2.15 million. “Allenhurst has been an expensive little beach town for some time,” said James Ward of Keller Williams Ocean Living. “Deal is next to it, which causes spillover and boosts prices.”

The study tracked sales between January and September 2025 across 38 states with open real estate data. Miami Beach’s Fisher Island topped all areas at $9.5 million, pushing Atherton, California, to second with $8.33 million.

Stars like Stevie Wonder, Chris Rock, and ex-Knick Patrick Ewing have called Alpine home. Tiny Allenhurst spans just .28 square miles, with about 500 residents spread across 220 houses.
