Park Ridge Galleria evolves with new tenants, vacancies
Nischal Gor estimates that he considered between 60 to 70 locations trying to determine where to open a liquor store in Sioux Falls.
“We looked around at so many locations, and we thought this was one of the best,” said Gor, who recently opened Liquor Falls with his wife, Foram, at Park Ridge Galleria.
“I think the community over there, the demographics over there … I think people are looking for something more my store’s kind of feel in that neighborhood, and we thought it was a great place to be.”
Liquor Falls is designed to feel like a neighborhood store, he said. Hours are 10 a.m. to 11 p.m. Monday through Thursday and 10 a.m. to midnight Friday and Saturday.
“We grow based on our clientele,” Gor said, adding that if customers come in looking for something the store doesn’t carry, it will order that product.
“That’s how we try to cater to the community because everybody has a different taste,” he said. “We have some especially Scotches that are hard to find, and the selection keeps changing.”
The tenant mix at Park Ridge Galleria has evolved as well in recent months. The retail center along Western Avenue north of 26th Street originally was built in 1955 with an addition in 1963.
The Gors, who are established entrepreneurs, previously had a Verizon store at The Empire Mall and were the franchisees for Peachwave Frozen Yogurt. Gor said he considers the Park Ridge area as a desirable neighborhood.
“The demographic is looking for something elegant but at the same time simple,” he said, adding that Liquor Falls “started well, and it’s just growing.”
Another new business will be moving into the space that used to be the children’s therapy and indoor play space Bloom, which has relocated. The new tenant isn’t ready to announce but plans to start build-out over the next few months, said Michael Martin of NAI Sioux Falls, who represented the landlord.
“Over the course of leasing out both spaces, we had interest from a wide range of users, all across the spectrum,” he said.
“I think that speaks to the variety of products and services that call Park Ridge home, and we hope to expand on that through these next two opportunities that have been created for businesses that are looking for a unique home.”
Two available spaces will provide a chance to do that.
Longtime hair salon I Capelli is moving to a suite-style building after 20 years at Park Ridge.
Eight stylists will be moving to the new D’Lux Suites at 5201 S. Solberg Ave.
“We felt called to simplify and evolve,” stylist Tammy Julius said.
“Our new space reflects the direction the beauty industry and our guests are moving: to a more personal, modern and customized experience. This change allows us to focus on connection, creativity and a better overall experience. We are excited to be in a building that houses multiple beauty and health professionals offering a variety of services all under one roof.”
I Capelli will close at Park Ridge on Nov. 23 and reopen in the new suites on Nov. 25.
“I think the former salon space would be ideally kept as a salon, but I think it could also easily be turned into a nail salon or another type of user that needs existing plumbing,” Martin said.
There’s also a former photography studio available to lease.
“The former studio truly is a blank slate,” Martin said. “It has high ceilings and could be opened up for retail such as coffee or bakery or both, or even another art studio, or sectioned off for medical purposes like chiropractic.”
The mix of tenants in the building gives it strong variety, he added. Restaurant options include The Dive and adjacent Grille 26, while retail activity is supported by Volin’s Raquet, Volin’s Soccer, Hobbytown, Barbara’s Needlepoint and Park Ridge Shoes & Shoe Repair.
“There are a lot of different reasons for people to stop at Park Ridge,” Martin said. “We’d like to continue that variety with new tenants that will bring even more traffic to the center.”
