UHealth leases wing of Downtown Doral retail expansion

The University of Miami Health System has leased an entire wing of Downtown Doral’s upcoming retail expansion.

Located at Northwest 87th Avenue and Northwest 53rd Terrace, which was recently designated UHealth Way, UHealth will occupy an 11,243-square-foot space, which will include comprehensive eye care from Bascom Palmer Eye Institute and physical therapy services, such as hand therapy and pelvic floor rehabilitation.

Building on the success of Downtown Doral’s shops and restaurants, the community is adding 25,000 square feet of retail offerings along 87th Avenue and 929 parking spaces in the garages serving the retail, said Ana-Marie Codina, CEO of Codina Partners. The wing UHealth is leasing is part of the retail expansion, which is scheduled to break ground in the first quarter of this year, with an estimated completion in the first quarter of 2026.

“Expanding UHealth’s footprint to Downtown Doral aligns perfectly with our vision of creating a dynamic urban center where residents and visitors can conveniently access the best in healthcare, dining, shopping, and cultural experiences,” she added.

In November 2024, UHealth opened its state-of-the-art facility in the community, expanding a new gateway of academic medical care to more than 80,000 residents and area neighbors. The medical facility offers cancer care from Sylvester Comprehensive Cancer Center, urology care from the Desai Sethi Urology Institute, plus experts in cardiology, dermatology, gastroenterology, orthopaedics and ENT.

“Increasing our footprint at Downtown Doral allows us to deliver world-class specialty healthcare from our No. 1 eye program in the country into the vibrant communities we serve,” said Dr. Dipen J. Parekh, chief operating officer at UHealth. “This furthers our mission to provide research-based, innovative care to more patients.”
